Amazing space. Amazing stays.

Our top priority is quite simply to make sure that you have an amazing stay at Tiny Home Borders.

We have tried to include as much as possible within the cost to make it as easy as we can for you.

The following provides a list of what is included within the cost of your break

  • Fridge

  • Gas cooker

  • Solar powered with 240v sockets

  • Cordless hairdryer

  • Large outdoor deck area with outdoor furniture

  • Log burner

  • ‘Greta’, a Swedish outdoor cooker, BBQ and Pizza oven

  • Swedish wood fired hot tub. Easily fits 2 people and creates a totally unique bathing experience. No noise, flashing lights or bubbles just a genuine a Scandinavian hot tub heated by its own log fire

  • Unlimited wood, kindling, fire-lighters and matches are also included in the price of your stay

  • Every day essentials including tea and coffee, small milk, bread and butter and cooking oil

  • Luxury towels, robes and slippers are supplied for use during your stay as well as luxurious Laura Thomas toiletries from East Lothian.

  • Double bed for 2, if you are claustrophobic then this might not be for you

  • Bedding and blankets

  • Wild swimming in your own Lochan with 2 Paddleboards for use tooPLEASE NOTE Life jackets are supplied for our guests and are recommended when paddleboarding in the Lochan. Paddleboarding and swimming at Tiny Home are entirely at your own risk.

  • Yoga Mat

  • Games

  • Good mobile signal with 4G on some networks

  • Shower. There is limited hot water on site so instead of a long shower we would recommend you have a long dip in our woodfired hot tub

Tiny Home Unplugged

As you know Tiny Home is off grid, but we like to think that we have supplied everything that you will need during your stay. However, there are certain limitations that you should be aware of in your hillside retreat.

Please DO NOT PLUG A HAIRDRYER in as this will cause the electrics to overload, particularly when using other lights and so forth. For your convenience, we have supplied a cordless hairdryer, this blows only cold air but does the job! Thank you for your co-operation, it is greatly appreciated.  

 

Sleeping in Tiny Home

Tiny Home’s small interior is cleverly designed to make the most of the space, meaning that the open plan sleeping space does sit directly above the interior living space. The double bed is accessed by a set of open stairs, as shown in the photographs. It is very comfortable and has its own window, however, if you are claustrophobic then this might not be the best place for you.

Stars and Canopy!

Tiny Home is proving to be extremely popular 12 months of the year.

But of course, our hillside retreat is exposed to the great outdoors, cosy on the inside but we do get a bit of weather on the outside! We are keen to make sure that our guests have as good a time as possible and have decided to improve the experience with the introduction of a special glass roofed canopy.

This means that you can enjoy the outdoor seating area and views even more.

Access and Parking

Tiny Home is located approximately 500 metres off the road, up a track. This can be negotiated by most cars but if you would prefer to leave your car near the road, you can either walk up or we can give you a lift to Tiny Home when you arrive.

Parking on site is about 100 metres away from Tiny Home so a trolley can be provided for your luggage if required.

Access to the sleeping space and toilet facilities do unfortunately mean that Tiny Home is definitely unsuitable for wheelchair users.

Finishing touches

We want to make sure that your stay in Tiny Home is really special and we are happy to supply any extras that you might need, at a charge, please do just ask us before you arrive, and we’ll have everything ready for you.  

We are happy to supply Breakfast Packs and if you would like to pre order something delicious for the BBQ, do have a look at our 'Extras' section which has our Rule Water Venison, reared here on the farm. Again, just let us know in advance and we will have everything ready for you upon arrival. Top ups can also be arranged!

If you are planning a celebration or a special birthday, then we can arrange champagne, flowers, chocolates or even a birthday cake. Again, give us a bit of notice and we can make sure that your celebration is really special.

Tiny Home is dog friendly

At Tiny Home, we do accept up to 2 well behaved dogs but we ask that you please adhere to the following rules. 

Please note that dogs do need to be kept on leads at all times and we ask that they are not left unattended in your accommodation.

We also ask that you use the dog towels provided upon entry to Tiny Home.

Owners must bring own dog bedding and bowls with them.

Cost per dog per stay £30

25% Non Refundable Deposit taken at time of booking, balance due 6 weeks before your stay.

Edinburgh and Newcastle airports are within easy reach of Tiny Home, only 46 miles away.

 

Tiny Home has one double bed which is located above the main living space. If you are claustrophobic then this might not be for you.

​

Due to its size Tiny Home has a strict no smoking policy.

​

Tiny Home is not suitable for toddlers, young children and non-swimmers due to the close proximity of the Lochan.
