Our top priority is quite simply to make sure that you have an amazing stay at Tiny Home Borders.
The following provides an overview of the facilities and outlines what is included within the cost of your break.
- Fridge.
- Gas cooker.
- Solar powered with 240v sockets.
- Cordless hairdryer.
- Telescope for stargazing.
- Large outdoor deck area with outdoor furniture and retractable covered canopy.
- Log burner. An unlimited supply of logs and kindling for use during your stay.
- Kingsized bed for 2, if you are claustrophobic then this might not be for you. The bed is on a mezzanine and care should be taken at all times when using the space.
- Bedding and blankets.
- Swedish wood fired outdoor bath. Easily fits 2 people and creates a totally unique bathing experience. No noise, flashing lights or bubbles just a genuine a Scandinavian hot tub heated by its own log fire.
- ‘Greta’, a Swedish outdoor cooker, BBQ and Pizza oven.
- Yoga Mats.
- Games.
- Binoculars.
- Homemade granola, jam and marmalade as well as every day essentials including tea and coffee, small milk, bread and butter and olive oil.
- Luxury towels, robes and slippers are supplied for use during your stay as well as luxurious Laura Thomas toiletries from East Lothian.
- Wild swimming in your own Lochan with 2 Paddleboards for use too. PLEASE NOTE: Life jackets are supplied for our guests and are recommended when paddleboarding in the Lochan. Paddleboarding and swimming at Tiny Home are entirely at your own risk. Swimming and paddleboarding is available in the lochan when conditions allow, we take no responsibility for low water conditions.
- Good mobile signal with 4G on some networks.
- Shower. There is limited hot water on site so instead of a long shower we would recommend you have a long dip in our woodfired outdoor tub.
- Fresh fruit and vegetables from the garden when in season and fresh eggs when the hens are laying!

With outdoor furniture on the deck for those long lazy days, we like to think we have thought of everything to make your stay as special and relaxed as possible.
Of course, succulent venison, beef and lamb which is reared on the farm along with superb locally sourced breakfast boxes, provide guests with a very special taste of the Borders. But we have also handpicked some true ‘Local Heroes’ too, all of which can be pre-ordered and ready for you on arrival or supplied at just the right time!
Finishing touches
With luxurious towels, robes, slippers and local toiletries all included as well as homemade granola, jam and marmalade. And when in season fresh fruit and vegetables from the garden and fresh eggs when the hens are laying!
There’s also an unlimited supply of firewood and kindling, a cordless hair dryer, binoculars, yoga mats and paddleboards. And with amazing dark skies, you can enjoy stargazing from underneath the glass canopy using the telescope supplied.
We want to make sure that your stay in Tiny Home is really special and we are happy to supply any extras that you might need, at a charge, please do try to order these before you arrive, and we’ll have everything ready for you.

You should know
Tiny Home’s small interior is cleverly designed to make the most of the space, meaning that the open plan sleeping space does sit directly above the interior living space. The double bed is accessed by a set of open stairs, as shown in the photographs. It is very comfortable and has its own window, however, if you are claustrophobic then this might not be the best place for you.
Tiny Home has a strict no smoking policy.
Tiny Home is not suitable for toddlers, young children and non-swimmers due to the close proximity of the lochan.
Life jackets are supplied for our guests and must be used when paddleboarding in the lochan. Paddleboarding and swimming at Tiny Home are entirely at your own risk. Swimming and paddleboarding is available in the lochan when conditions allow, we take no responsibility for low water conditions.
Access to the sleeping space and toilet facilities do unfortunately mean that Tiny Home is definitely unsuitable for wheelchair users.
As you know Tiny Home is off grid, and we like to think that we have supplied everything that you will need during your stay. However, there are certain limitations that you should be aware of in your hillside retreat. Please DO NOT PLUG A HAIRDRYER in as this will cause the electrics to overload, particularly when using other lights and so forth. For your convenience, we have supplied a cordless hairdryer, this blows only cold air but does the job! Thank you for your co-operation, it is greatly appreciated.
There is limited hot water on site so instead of a long shower we would recommend you have a long dip in our woodfired tub.
Your outdoor bath is heated by a woodfire. It is VERY IMPORTANT that you DO NOT let the water out when the fire is still burning or even has any warm embers remaining. It is essential that the fire is totally out before you do so, we kindly ask that you do the following. If you have a bath at night, please leave the water in overnight. If you have a bath in the morning, just leave the water in all day.
With luxurious towels, robes, slippers and toiletries all included, you don’t need to bring too much with you, however, just remember it is a hillside cabin on a farm so do remember to bring outdoor footwear and warm outdoor clothing!
We do have a good mobile signal most of the time with 4G on some networks but if you are looking for WiFi and/or a TV on your break, then Tiny Home isn’t going to be right for you.
The only thing to keep you company is the wildlife and the herd of beautiful red deer which share the hillside location with guests (in their fenced off acres of course).
Access and Parking
Tiny Home One is located approximately 500 metres off the road, up a track with clear signage directing you to each private location. This can be negotiated by most cars but if you would prefer to leave your car near the road, you can either walk up or we can give you a lift to Tiny Home when you arrive.
Parking on site is about 100 metres away from Tiny Home One. Access to the sleeping space and toilet facilities do unfortunately mean that Tiny Home is unsuitable for wheelchair users.
