Both Tiny Homes have been designed especially for 2 adults.

Each Tiny Home is completely private, each with its own private lochan. The only thing to keep you company is the wildlife and the herd of beautiful red deer which share the hillside location with guests (in their fenced off acres of course).

The minimum length of stay for weekday bookings is 2 nights and 3 nights at weekends. Many guests stay longer too.

Tiny Home One
Check in time is not before 2pm. Check in/out day Mondays, Wednesdays and Fridays.

Check in time is not before 4pm. Check in/out day Mondays, Wednesdays and Fridays.

Check-out time is by 10am on a Monday, Wednesday or Friday

Check out time is by 12noon on a Monday, Wednesday or Friday

A 25% non-refundable deposit is taken on booking with full amount due 6 weeks prior to your stay.

Not an exact science, but in general this is how long it takes for the water to get hot from lighting the fire:

Tiny Home One woodfired Swedish bath

• 1½ to 2½ hours in summer.
• 2½ to 4 hours in winter.

Tiny Home Two woodfired bath

• Approximately 1 hour in summer.
• 1½ to 3 hours in winter.

Your outdoor bath is heated by a woodfire. It is VERY IMPORTANT that you DO NOT let the water out when the fire is still burning or even has any warm embers remaining. It is essential that the fire is totally out before you do so, we kindly ask that you do the following.

• If you have a bath at night, please leave the water in overnight.
• If you have a bath in the morning, just leave the water in all day.

Don’t worry about leaving the water in upon departure, no problem to us at all!
The water comes in very fast and we ask that you put the plug in before starting to fill the bath.

As owners, we live close by on the farm and are very happy to help if you need anything during your stay.

Each Tiny Home’s small interior is cleverly designed to make the most of the space, meaning that the open plan sleeping space does sit directly above the interior living space on a mezzanine. The king bed is accessed by a set of open stairs, as shown in the photographs. It is very comfortable and has its own window, however, if you are claustrophobic then this might not be the best place for you.  Care should always be taken when on the mezzanine.

Tiny Home has a strict no smoking policy both indoors and outdoors.

Tiny Home is strictly adults only, it is not suitable for toddlers, young children and non-swimmers due to the close proximity of the lochan.

Life jackets are supplied for our guests and must be used when paddleboarding in the lochan. Paddleboarding and swimming at Tiny Home are entirely at your own risk.

2 paddleboards are available for you to use, if required.  If you wish to bring your own paddleboard, thats fine too.

Tiny Home Borders is off grid, but these solar powered eco-cabins have 240v sockets, plenty of indoor and outdoor lighting, a fridge, and to keep cosy indoors, a log burning stove. As well as the outdoor BBQ and pizza oven, there is also a full gas cooker inside.

There is limited hot water on site so instead of a long shower we would recommend you have a long dip in our woodfired hot tub.

We are happy to arrange transport pick-ups for guests who are travelling by public transport. There is a good local bus service in the Scottish Borders and the Borders Railway from Edinburgh ends at Tweedbank which is approximately 20 miles away.

We accept up to 2 well behaved dogs but we do ask that you please adhere to the following rules. 

• Please note that dogs do need to be kept on leads when walking in surrounding areas.
• Dogs should never be left unattended in the accommodation.
• We also ask that you use the dog towels provided upon entry to Tiny Home.
• Owners must bring their own dog bedding and bowls with them.
• Please never wash your dog in the bath, or indoor shower, an outdoor tap and shower is supplied for this.
• No dogs are allowed in the sauna.

Cost per dog per stay £40.

With luxurious towels, robes, slippers and toiletries all included, you don’t need to bring too much with you, however, just remember it is a hillside cabin on a farm so do remember to bring outdoor footwear and warm outdoor clothing!

We do have a good mobile signal most of the time with 4G on some networks but if you are looking for WiFi and/or a TV on your break, then Tiny Home isn’t going to be right for you.

Both Tiny Homes are located approximately 500 metres off the road, up a track with clear signage directing you to each private location. This can be negotiated by most cars but if you would prefer to leave your car near the road, you can either walk up or we can give you a lift to Tiny Home when you arrive.

Tiny Home One
Parking on site is about 100 metres away from Tiny Home One. Access to the sleeping space and toilet facilities do unfortunately mean that Tiny Home is unsuitable for wheelchair users.

Tiny Home Two
There is parking right next to Tiny Home Two, though the track down is quite steep and access is at your own risk.  There is also designated parking 100 metres away from Tiny Home Two at the top of the track. Access to the sleeping space and toilet facilities do unfortunately mean that Tiny Home Borders is unsuitable for wheelchair users.

Gift Vouchers are valid for 24 months from issue date. The booking must be made within this time, but the stay can fall outside of it.

Yes you can subject to availability.  Tiny Home Two is slightly larger for 4 people to get together.

If you have guests to visit you whilst you are staying at Tiny Home, you must inform the owners Claire and David in advance, thank you.
